Arizona 5-Day Notice to Quit | Non-Payment

The Arizona 5-day notice to quit for non-payment is an eviction notice stating that a tenant has failed to pay rent on time and they must pay the total amount owed within five (5) days of receiving this notice or their tenancy will be terminated. Arizona law does not provide tenants with a grace period for unpaid rent; therefore, rent is due at the date and time as established in the rental agreement between the parties. Once the rent due date has passed, the landlord can deliver this 5-day notice to quit to the tenant demanding payment. Failure to adhere to the demands of the notice means that the lease can be terminated by the landlord by filing a special detainer action.
