Louisiana 5-Day Notice to Quit | Non-Payment

The Louisiana 5-day notice to quit for non-payment informs a tenant that they must either leave the premises or pay rent in five (5) days. Landlords have no obligation to offer tenants a grace period for rent payments. Therefore, the landlord may deliver this notice immediately after the tenant fails to pay rent on time. Following the date of delivery, the tenant will have a total of five (5) days to furnish payment to the landlord (weekends and holidays excluded). Failure to comply with the notice terms will permit the landlord to terminate the rental agreement and file for eviction with the court.
