The Missouri 1-month notice to quit notifies a landlord or tenant that a month-to-month tenancy agreement will terminate at the start of the next rental period (typically the first (1st) of the month). The notice must be delivered to the recipient at least one (1) month in advance. In the case where a landlord chooses to terminate, the tenant must surrender possession of the property before the notice period expires. The tenant’s failure to vacate by the expiration of the notice period will permit the landlord to file an eviction lawsuit known as an “unlawful detainer.”
