Mississippi 3-Day Notice to Quit | Non-Payment

The Mississippi 3-day notice to quit is issued to tenants who default in rent to demand payment for the delinquent amount and provide notice that an eviction lawsuit may be initiated if they fail to pay or vacate in three (3) days. There is no grace period for rent payments in Mississippi unless the landlord and tenant agree to one in the rental agreement. As a result, if rent remains unpaid after the due date, the notice to quit may be served on the tenant immediately. Tenants who neglect to either pay the full amount or vacate the premises in three (3) days may have an eviction lawsuit filed against them by the landlord.
