A Pennsylvania 10-day notice to quit for illegal activity is used by landlord to notify a tenant that their lease will be canceled due to their use, sale, and/or production of illegal drugs on the property. If a tenant is charged with drug-related crimes on the leased premises, the landlord has the right to have them evicted with ten (10) days’ notice. After receiving the written notice, the tenant must move out within the given time frame or face a formal eviction from the landlord.
