The Utah 3-day notice to vacate for non-payment is a document served on a tenant indicating that they have three (3) business days to pay the entirety of the late rent owed or leave the premises of a rental property. Failure to accomplish either of these tasks will result in the unlawful detainer of the leased property and the landlord will be required to evict the tenant in court. Eviction proceedings can have the tenant paying the total balance owed on top of court costs, attorneys’ fees, and any damages. If the tenant pays the amount owed within the notice period, they will be permitted to keep the lease.
