An unconditional waiver for final payment is a document signed by a contractor or subcontractor (the “claimant”) to prevent them from filing a lien once they have received their last payment for work performed on a construction project. The contract serves as legal proof the worker has been paid in full, thereby restricting their ability to file a lien on the property for any unpaid service(s) or materials.

A lien waiver protects property owners and general contractors from having to pay a worker twice. Because the document is for final payments, the contractor should not sign unless they have been fully compensated for the job and will not be issuing any future invoices.
