Utah Landlord Notice to Enter | 24-Hour

A Utah 24-hour notice to enter gives a tenant notice that their landlord will enter the rental property to perform an inspection, complete repairs, or show the property. The form will specify the date, time, and reason the landlord needs access to the unit. If the lease between the parties mentions landlord entry requirements, the notice will need to conform to the notice period and procedure laid out in the contract.

Laws

Landlords must give tenants at least 24 hours’ notice before accessing a residential rental property. If a landlord or property manager needs to enter the property to make repairs, the tenant cannot unreasonably refuse under state law.
