The Oklahoma sublease agreement is a contract between two (2) parties whereby a sublessor (tenant) rents their leased residence to a sublessee (subtenant). The sublessor is the original leaseholder and remains responsible for paying rent to the landlord. The sublessee is granted temporary occupation of the landlord’s property and pays the sublessor for rent and utilities.
Although the tenant and subtenant are the primary parties involved in a sublease agreement, the landlord may also need to provide a signature to finalize the document if their consent is required to sublet the dwelling. It is highly recommended for tenants to exercise care in the subtenant selection process, whether by obtaining references or verifying the identity of the subtenant, as it is their responsibility to select a trustworthy candidate to sublet the landlord’s property.
