A Washington roommate agreement is a type of rental form reserved for a group of individuals who have chosen to share a rental unit and wish to establish provisions to create a fair and comfortable living situation. Key terms of a roommate agreement are rent distribution, division of deposits, utilities, and other fees, rules for pets, guests, smoking, and noise limitations, parking spaces, and household chores and duties.
A signed roommate agreement is legally binding upon the parties; therefore, it’s important each roommate understands and accepts their rights, responsibilities, and obligations. This agreement doesn’t need to involve the landlord; however, none of the provisions included in the document can interfere with or contradict the original lease agreement. A roommate agreement can be amended as necessary as long as all the roommates agree to the changes.
