Required Disclosures (8)
- Bedbugs (PDF) – The landlord must inform prospective tenants if neighboring rental units are infested with or under treatment for bedbugs.[1]
- Common Area Utilities – A tenant cannot be solely responsible for providing utilities to common areas unless they agree to it in writing and are compensated for the expense.[2]
- Energy Efficiency Disclosure (PDF) – If the tenant is responsible for paying utilities, they must be given a disclosure detailing the energy efficiency of the rental unit and its appliances.[3]
- Lead-Based Paint Disclosure (PDF) – If the property being rented was constructed prior to 1978, the tenants must be given a form that discloses the presence of toxic paint on the premises.[4]
- Radon Disclosure (PDF) – Landlords are required to test their rental properties for radon gas and give this completed disclosure form to tenants.[5]
- Rental Housing Rights Disclosure (City of Portland ONLY) (PDF) – A pamphlet describing tenants’ housing rights in Portland must be delivered to and signed by the tenant when the tenancy begins.[6]
- Security Deposit Location – Upon the tenant’s request, the landlord must disclose the name and account number of the financial institution where their security deposit is held.[7]
- Smoking Policy Disclosure (PDF) – The landlord must give the tenant a written notice that describes the rental property’s smoking policy.[8]
Rent Grace Period
Landlords must provide a 15-day grace period before charging a late rent fee.[12]
