Beneficiary Deed – Transfers a property interest to a beneficiary following the grantor’s death.

Deed of Trust – Transfers a property title to a neutral trustee to hold until a loan is rapid.

General Warranty Deed – Gives the grantee a warranty that covers any and all title defects.

Quit Claim Deed – Releases the grantor’s ownership rights without providing any guarantees or promises to the grantee.

Special Warranty Deed – Warrants against title defects from the time the grantor owned the property.

Formatting
Paper – White, 20lb weight minimum
Margins – 3″ top margin on first page, all other margins at least 3/4″
Font – Dark ink, 8 pt minimum[1]
Recording
Signing Requirements – Deeds must be signed by the grantor and a notary public. In St. Louis, the grantee must also sign.[2]
Where to Record – Once completed and signed, deeds must be filed with the local Recorder of Deeds.[3]
Cost – $24 for the first page, $3 for each additional page in most counties (as of this writing)[4]
