The Maine 7-day notice to quit for non-compliance is delivered to a tenant to inform them that they have breached their lease and that they must either remedy the breach or vacate. In the case of a written lease, the landlord must reference its terms and conditions to identify the breach, how quickly the notice may be served on the tenant following a breach, and the notice period in which the tenant has to comply. If the tenancy is at-will (no written lease), or if there is a written lease but it doesn’t address lease violations, the landlord may serve the notice immediately after a breach occurs to provide the tenant with seven (7) days to comply.

Landlords are not obligated to offer tenants the opportunity to avoid eviction by curing their lease violations. Should the landlord wish to give their tenant the option of retaining their tenancy, they must state this information in the notice to quit and describe the actions the tenant must take to remedy the violations.
