Nuisance Defined
A tenant can be served a 24-hour notice to quit for committing any of these offenses[1]:
- Any offense against public health and morals contained under Chapter 712 (e.g., prostitution, gambling, illegal substances).
- Importing, transferring, or selling fireworks.
- Any offense contained in Chapter 708, Part II that pertains to the illegal occupation of property.
Second Notice
If the tenant doesn’t abate the nuisance after receiving the 24-hour notice, the landlord can deliver a 5-day notice to quit. This notice terminates the tenancy and requires them to leave within 5 days or face an eviction suit.

Pursuant to § 666-3, you are hereby notified that you must abate or cause to be abated the nuisance within twenty-four (24) hours of receiving this notice. If the nuisance remains unabated after the twenty-four (24) hour period, the tenancy will be terminated upon delivery of a five (5) day notice to quit and a lawsuit may be filed to evict you.
