A New York 30-day notice to quit is a document that landlords will deliver to tenants which communicates that the tenant is not complying with the terms of their lease and must either remedy their violation(s) or move out within thirty (30) days. For instance, smoking, keeping pets, making noise outside of certain hours, and permitting waste on the premises are examples of behavior that could constitute a breach of a lease’s terms.

On the notice form, the landlord will provide an explanation of how the non-compliance can be corrected. In the event that the tenant does not fix their violation(s) or vacate the property in the thirty (30) day period, the landlord may file a legal action to have them evicted.
