The Maryland 1-month notice to quit is used to terminate a rental agreement that renews on a monthly basis. Notice shall be provided by the terminating party, be it the landlord or tenant, at least one (1) month before the end of the rental term. When the landlord wishes to reclaim possession of the property, the tenant will be obligated to vacate the premises by the end of the month. Refusal by the tenant to comply with the notice will authorize the landlord to file an eviction complaint with the district court. Notice requirements for termination vary in certain jurisdictions.
