Maryland 30/60-Day Notice to Quit | Lease Termination Letter

The Maryland lease termination letter is used to terminate a rental agreement that renews on a monthly basis. Landlords are required to give tenants sixty (60) days’ notice before the lease officially ends. In contrast, tenants are only obligated to notify their landlord thirty (30) days before they intend to terminate the lease. When the landlord wishes to reclaim possession of the property, the tenant will be obligated to vacate the premises upon the date stated in the notice. Refusal by the tenant to comply with the notice will authorize the landlord to file an eviction complaint with the district court.

Notice requirements for termination vary in certain jurisdictions; therefore, tenants and landlords should contact the district court to learn the procedures for their county.
