The Maine 30-day notice to quit is a lease termination letter that allows a tenant or landlord to terminate a month-to-month (at-will) tenancy. At-will tenancies have fewer restrictions than fixed-term leases with regard to termination procedures. As a result, neither the tenant nor landlord is required to give a reason for terminating the lease. The terminating party must deliver the letter at least thirty (30) days before the intended termination date. If the tenant doesn’t vacate after thirty (30) days, the landlord will have legal grounds to file a lawsuit to evict them from the premises.
