It establishes the guidelines that tenants must follow and whether the tenant or landlord is responsible for maintenance. The addendum protects the landlord from liabilities and ensures both parties acknowledge their responsibilities.

POOL & HOT TUB LEASE ADDENDUM

1. THE PARTIES. This Pool & Hot Tub Addendum (“Addendum”), made effective as of [MM/DD/YYYY], is by and between:

Landlord: [LANDLORD’S NAME] (“Landlord”) and

 Tenant: [TENANT’S NAME] (“Tenant”).

The Landlord and Tenant are each referred to herein as a “Party” and, collectively, as the “Parties.”

2. ORIGINAL LEASE. This Addendum is being added to the lease agreement between the Parties, dated on [MM/DD/YYYY], for the property located at [RENTAL PROPERTY ADDRESS] (“Original Lease”).

3. WEEKLY MAINTENANCE. The weekly maintenance of the pool and hot tub will be in accordance with the following:

Tenant Responsible. The Tenant will be responsible for the weekly maintenance of the pool and hot tub, consisting of keeping proper water heights, emptying and cleaning skimmers, conducting pool sweeps, and any precautions to prevent the freezing of pipes and equipment. All other repairs or costs will be the responsibility of the Landlord.

Landlord Responsible. The Landlord will be responsible for the weekly maintenance of the pool and hot tub, consisting of keeping proper water heights, emptying and cleaning skimmers, conducting pool sweeps, and any precautions to prevent the freezing of pipes and equipment.

4. EXECUTION. This Addendum may be executed in counterparts, each of which shall be deemed an original, but all of which together shall constitute one and the same instrument.
